Should I get an appraisal before selling?

The question of appraisal for the typical single family residence is very easily answered in the negative for several reasons such as:

  1. They are very expensive.
     
  2. They are time consuming.
     
  3. The difference in terms of market return dollars is negligible in light of their cost.
     
  4. There are easier, more commonsense methods available to the homeowner. Real estate sales professionals do not do appraisals, rather they furnish "market value" based upon comparable sales. Other reasons may exist for a formal appraisal to satisfy other than market requirements.
